The project aims at becoming a symbol for a ‘new beginning’: located at the top of a prominent hill, the new building will symbolise the city’s ongoing struggle with violence and promising future of peace and prosperity for its inhabitants. Based on the principle of 3 intersecting volumes, the sculptural character of this proposal will feature prominently in the city’s skyline. EBX’s ambitious vision comprises Rio’s largest Convention & Exhibition Centre, a transport terminal for the Pink Fleet (tourist cruise), an exclusive retail and F&B commercialcentre and a state-of-the-art Marina, due to host the sailing events during the Rio 2016 Olympic Games. An ample drive-way penetrates the site and allows for efficient means of access to a large Convention & Exhibition complex and leisure / commercial centre surrounded by spectacular sea-front promenades, exposed to striking views to the Sugar Loaf and Botafogo Bay, the City Centre and the wider Guanabara Bay. An extension of the Flamengo Park itself covers the entire building emerging as a natural burm from the existing landscape. This scheme was designed to replace the Deutschlandhalle, located in the most prominent site of the famous complex in the City of Berlin. The scheme comprises two 10,000m2 halls, one multipurpose hall, generous access and break-out areas and efficient servicing capability. Following the site’s topography, the two main halls are staggered vertically, allowing the new building to connect and enhance existing facilities. Kennedy American School Queretaro comprises a 170,000 sq ft academic complex along with 110,000 sq ft of external sports and landscaped areas. Our concept is based on the idea of a portico mediating between building and public space, in this diverse academic campus. In this way, the proposed 4-storey pre-cast concrete structure is planned around a patio, which organises and visually connects the larger elements of the programme. At Ground Level: a 400-seat theatre, a 500-seat sports arena, science & technology, laboratories , an arts atelier, multi-purpose halls and a large cafeteria. The proposals sought to fully restore, convert and enhance the existing 4-storey and basement building from 1866. The scope of the project included the comprehensive refurbishment of the building’s timber floors and partitions, internal and external fabric to meet contemporary construction standards whilst restoring and re-purposing its key heritage features. Particular effort involved the replacement of heritage fenestration, repoint the existing brickwork and restore the facade’s Italianate stucco mouldings and features. The building was fully ‘re-engineered’ in terms of structure and services. Contemporary finishes were sensitively combined to complement the property’s historic character. The pub was reconfigured to improve the venue’s capacity and frontage to Ladbroke Grove, with the addition of a full professional kitchen at first floor level to cater for a high level, gastronomic food offer. The pub bar was fully transformed for modern use. The 1920’s ladies WCs blocking the frontage towards Ladbroke Grove were fully relocated and replaced by a new feature staircase and period styled glazed screens with minor alterations to the original frontage. The notable first floor concert venue now accommodates the new restaurant and main kitchen, designed to cater for 60+ covers. State-of-the-art kitchens and service facilities were designed to match an ambitious gastronomic offer. A total of 7x luxury rooms (potential of up to 7x more) were fitted in the upper levels with the highest standards of comfort. The scope of the project included the comprehensive refurbishment of the previous venue, the reconfiguration of the restaurant as a whole and the relocation of kitchen and BOH areas previously in place. As existing, the building comprises 4-storeys with basement and attics, accommodating pub and restaurant, ballroom, guest rooms and ancillary areas. We obtained planning consent from Wandsworth Council in 2021, with proposals including the conversion of the first floor level ballroom and ancillary staff accommodation in all upper levels, into 36x bedrooms, general internal alteration and refurbishment works, external repairs of existing facades, roofs, replacement of doors and windows and external HVAC plant. The aim of the development as designed is to restore this prominent and esteemed public house, as well as improving its viability as a pub with rooms going forward whilst consolidating and revitalising its community asset value. The Star & Garter Hotel will provide a substantial increase in accommodation numbers, underpinning the building’s viability for the future. The proposed works to restore the exterior will further enhance its highly attractive elevations and notable presence from Putney Bridge and the Embankment.
